School Site Development Requirements

Each neighbourhood plan must dedicate a 12-acre site for a school and park before any additional development can proceed. This requirement, which includes 6 acres for an elementary school and 6 acres for an adjacent park, is not new. It was outlined in the 2017 Official Community Plan (OCP) and has been a consistent stipulation in other Langley neighbourhood plans, such as those in Willoughby. What makes this particularly noteworthy is that no future developments will be approved until these 12-acre sites are secured.


While this process mirrors what was seen in Willoughby, many land purchasers in Brookswood over recent years appear to have overlooked this requirement. The concern is that Brookswood could face a situation similar to Southwest Yorkson, a sub-neighbourhood in Willoughby, where an approved neighbourhood plan existed for over a decade before a developer managed to assemble enough land to dedicate the required school and park site.
